This presentation provides an overview of multifamily Passive House energy efficiency design and construction, accelerated construction through panelization, Affordable Housing financing, Market Rate financing, and overcoming resistance to multifamily housing by locating it near rail operations which aresubstantially silenced by Passive House construction.

1. Describe the Passive House standard that utilizes extreme air tightness and substantial exterior insulation to create condensation-free and mold-free living spaces that are continuously infused with abundant, fresh, virtually allergenfree and particulate-free air via energy-recovery ventilation with uniform temperature for occupant comfort and that are very quiet and highly energy efficient.

2. Describe Passive House panelized construction for accelerated construction that allows faster time to dry-in, so that exposure of wood materials to rain resulting in mold propagation is significantly reduced.

3. Explain the Tenant Utility Allowance on Affordable Housing projects, its negative impacts on net income, how to reduce or eliminate it with Passive House design and construction, and the similar benefits of paying tenant utilities on Market Rate projects.

4. Explain how to avoid NIMBY by locating multifamily projects near railroad tracks and crossings and taking advantage of the extraordinary soundproofing provided by Passive House construction to assure occupant noise health and comfort.

Paul Grahovac holds degrees in Economics and Law from the University of Kansas. He has been active in the construction industry for 30 years -- first as a construction defects trial lawyer and later as corporate counsel and an expert in air barrier technology. He is active in the Air Barrier Association of America and the Passive House Alliance US. He also spent ten years in technology development at a U.S Department of Energy Research & Development Laboratory.
